Design & Building

If you do not already have a lot to build on, we can help you with finding and securing your property. We go to great efforts to find the best "off-market" lots - and may already have the one you are looking for. Please contact us to see what we have available.
Once the building lot is secured, we site-adapt one of our model plans or design your new home from scratch. Model plans can be tailored to specific lots within days. Custom home designs may take several weeks.
After the conceptual design has met your approval and you have executed the construction contract, we will work with our engineering consultants to complete the detailed drawings for your new home. The engineering phase is typically 8-10 weeks.
We will then apply for Demolition, Building, and Land Disturbance permits from the applicable jurisdiction. Tradition Homes will also coordinate utility (water/elec/gas) disconnections and apply for VDOT permits where applicable. Permitting may take 2 to 3 months, depending upon the jurisdiction.
Upon receipt of the Demolition and Land Disturbance permits, we will commence site mobilization and installation of erosion controls. After county approval of erosion controls, demolition of the existing structure and lot clearing will take place.
Your Project Manager will then proceed with the construction of your new home. Your finish selections, made with the help of our Interior Designer, will be incorporated into the project. The Demolition and Construction phases combined typically require 6 months to complete.
Once your new home is complete, we just don't hand you the keys. We accompany you on a comprehensive walk-through (typically just prior to move-in). Our Homeowner Orientation guides you through the safe operation of the systems of the home. In addition the 'punch-list' of any remaining items is created which is addressed during the first 30 days of ownership.

We worked with Tradition Homes to build our new home and had a great experience. From helping us negotiate the purchase of a lot to designing and building our dream home, Tradition did a great job. George, the architect and co-owner of the firm sat down with us and after discussing our needs & wants came back with a floor plan that met our needs perfectly. The construction process was smooth and there were no hidden costs or delays. Even though some additional excavation was required, they still delivered our home before the promised date. We have lived in our home for over 2 years and are still as happy with it as the day we moved in!
